HELOC & home equity
Access your equity without automatically giving up your first mortgage — under Texas home equity rules.
What we look at
Your current first-mortgage balance and rate, the amount of equity you want to access, and your occupancy, income profile and credit range.
Potential benefits
Access cash without refinancing your first mortgage, compare flexible HELOC access with a fixed lump-sum second lien, and weigh only the added borrowing cost against a full cash-out refinance.
Texas is different
Home equity lending on a Texas homestead follows the Texas Constitution. Among other rules, total loans against the home are generally capped at 80% of its value and there is a 12-day waiting period after you receive the required notice before closing.
Eligibility, limits and terms depend on the program guidelines in effect when you apply and on your full application. This page is general information, not a loan offer.
